If you’ve been on the market for more than 30 days, buyers are getting skeptical. They assume something is wrong with your home and your showing appointments are declining. So, here is your seller checklist to position your home front and center for our spring buyers!
1. REFRESH: What did you avoid doing in the hopes you could sell without it? It’s time to do those things! Refresh old or out of trend paint (get rid of dark colors and brighten up your walls). Get a head start on your move, pack up and donate items that distract from the space. Look at each room in your home as if it were a page in a magazine and make it photo worthy! Stage areas if needed and be sure to address any deferred maintenance.
2. REPRICE: Right now, homes are selling at 98% of list price. If you listed at an optimistic price, check the market and don’t leave more than 2-3% negotiating room. Buyers are often polite and will not consider an offer if you are too far out of line.
3. REMARKET: Give buyers out there something they haven’t seen yet! A detailed floor plan to showcase your home’s flow, a professional video tour featuring drone and neighborhood footage for added context, refreshed photos to highlight recent updates. Add a comprehensive marketing campaign across print, digital, and social media platforms and get ready for all eyes to be on you and your stunning property!
